High Cliff Property in Tennessee
Located on the Cumberland Plateau in northeast Tennessee, just below the Kentucky state line, is an amazing and unusual undeveloped 5,450 contiguous acre timberland holding. The High Cliff Property, aptly named for some of its geological formations, offers deep hardwood forests interspersed with conifers in an eastern mountain terrain. There are many beautiful and unusual natural rock processes, caverns and caves, natural bridges and even remains of an ancient Indian occupation.
Located in unincorporated Campbell County, TN, near the Kentucky border, and conveniently east of I-75 as well as the small town of Jellico, this property is a mere 60 miles north of Knoxville, and the University of Tennessee. The land shares one side with State Highway 25, running about six miles along that highway, which provides several places to make access.
The land is home to many wild animals, and features a very long stretch of frontage on the Clear Fork River. The property is unusually large and convenient, making it a superior choice for conservation, for a sustainable Legacy farm, for elk reintroduction, and even for recreational purposes.
High Cliff itself is a 2000-foot sandstone-capped plateau which has been eroded by No Business Brook, Hickory Creek, and the Clear Fork River, all running generally southward. The forests is comprised mostly of hardwoods, and supports a dense canopy; the property remains almost entirely pristine. At the southern boundary of this parcel is a 4000-acre golf course development called Rarity Mountain. The northern boundary is the state line itself, dividing Tennessee from Kentucky. Highway 25 and the railroad run alongside the Clear Fork River, which runs through the middle of this property.
To date, High Cliff has been managed as a timber holding. Some natural gas development has also been done. The property is currently owned by a timber company, but the recreational uses are limitless. Though the productivity of the forest is impressive, harvesting the trees would be complicated by rough terrain and a lack of infrastructure. Considering all aspects, High Cliff would make a prime Legacy farm when combined with sustainable resource management.
