Executive Summary
The Longview Ranch consists of 1,440± acres of native range and mixed timber. Premium building sites offer expansive views of surrounding mountain ranges and the broad lower Flint Creek Valley. Exceptional privacy, outstanding hunting for elk and mule deer and the opportunity to purchase additional acreage round out this offering at $1,400,000.
Location
The Longview Ranch is located in the lower Flint Creek Valley approximately four miles west of Hall, Montana, and 10 miles southwest of Drummond, an agriculturally based town on the I-90 corridor. The ranch sits on the flanks of the John Long Mountains and has ready access to the Garnet Range, Flint Creek Range and a little further afield, the Anaconda-Pintler Wilderness. This area has been bypassed by many who have ended up in the more recognized areas of Montana. Nevertheless, this “sleeper” status is not due to any lack of amenities or recreational opportunities. Georgetown Lake, Discovery Ski Area and the famed Rock Creek are all less than a 45-minute drive from the ranch. The Anaconda-Pintler Wilderness Area offers the hiker or horseback rider over 150,000 acres over which to roam. Philipsburg, located a short drive from the ranch, is a picturesque small mountain town with its history rooted in the mining industry. Missoula is about 60 miles away and is the quintessential “college town,” home to the University of Montana. Here one will find everything in the way of services. With over 150 restaurants, numerous theaters and community programs, Missoula is truly a multicultural experience.
Climate
The climate on the Longview Ranch is typical for locations west of the Continental Divide in Montana. Extremes reach into the 90s in the summer, and occasionally dip well below zero through the winter season but the predominate pattern is a comfortable northern climate. At the closest National Weather Service station in Philipsburg, annual precipitation is reported to average between 14 and 15 inches. Snow accumulations rarely exceed 12 – 18 inches, with the most of the snowfall occurring between November and March.
General Description
From Montana State Highway 1, the Longview Ranch is accessed from Farm to Market Road heading due west out of Hall. Farm to Market Road connects to Lower Willow Creek Road, a county-maintained road that is kept open year-round. Lower Willow Creek Road is used to access a small number of large ranches and a remote section of the Lolo National Forest, ensuring little vehicular traffic in the general vicinity of the ranch.
From the county road, this unimproved property will be accessed just west of the Lower Willow Creek Reservoir and climbs through a minor drainage as it passes through native grasslands, eventually cresting out on a broad saddle north of Nirling Hill.
The viewshed looking east toward the Flint Creek Range and south toward the Pintler Range in the distance is outstanding, including classic” big sky” Montana views of the broad lower Flint Creek Valley. Looking west into the foothills of the John Long Mountains provides a more intimate setting that includes open hillsides and dense timber. Little evidence of development is visible from several preferred building sites on the property. The property features a diverse mix of rolling native range, flat bench tops, dense timber stands and steeper canyon country that conceals a host of wild game.
Improvements
The Longview Ranch is unimproved.
General Operations
The Longview Ranch has been managed as part of a larger agricultural operation since the Anglo settlement in the 1800s. It is productive native pasture that could be readily leased to adjacent agricultural operators or could be used to sustain a small herd of horses or other livestock.
Wildlife Resources
The Longview Ranch is heavily utilized by elk and mule deer throughout the year and offers a small resident elk herd that increases to 150 -200 during winter months. Its location on the eastern fringe of the John Long Mountains ensures heavy utilization as big-game winter range, and good-sized mule deer are frequently taken on the property. Lolo National Forest, less than four miles away, harbors thriving populations of trophy-class elk.
A wide variety of other wildlife may be found in the area. Whitetail deer, bighorn sheep, moose, mountain lions, eagles, ospreys, grouse, coyotes and bears are some of the more familiar animal species found here. Boating and world-class fly fishing opportunities abound throughout the area. Nearby Rock Creek offers some of Montana’s best dry fly-fishing for trout, while Georgetown Lake supplies the stillwater fisherman with abundant opportunities to take large brook trout, rainbows and Kokanee salmon. Pleasure boating is also a popular outing on the lake. Ski Discovery and Missoula’s Snowbowl Ski Area offer the winter enthusiast developed skiing opportunities within 45 minutes and 75 minutes respectively. Endless possibilities exist for those who prefer mechanized travel over snow.
Endless opportunities exist for hunting or simply viewing and photographing wildlife, not only on Longview Ranch but also on thousands of acres of National Forest and wilderness located within minutes of the property.
