The ranches are located along US Highway 40 and County Road 10, a few hours west of Steamboat Springs, Colorado, the Yampa Valley Regional Airport and the FBO in Hayden, Colorado.


Directions to Douglas Mountain: Approximately 30 miles west of Maybell, Colorado on the south side of County Road 10 via Highway 318

Tract 1: On the south side of Douglas Mountain Boulevard, approximately five miles from the County Road 10 and Douglas Mtn. intersection

Tracts 2, 4 & 5: Just south of the County Road 10 and Douglas Mountain intersection, turn left on County Road 116

-         Tract 2: Turn right on County Road 119, continue five miles

-         Tract 4: Is immediately on the left after turning left on County Road 116

General Operations

The deeded and leased lands have long been utilized for summer pasture. Portions of the deeded lands are also utilized as winter range during mild winters. At the Buyer(s) discretion, the Seller would entertain leasing back the grazing rights.

Leases and Permits

Eligible Buyers must apply with and be approved by the Bureau of Land Management (BLM) and/or the State Board of Land Commissioners to receive the mentioned permits. The permitted lands are not included in the sale nor is there any value in the purchase price associated with these permits. The Buyers are solely responsible for applying for the permit assignments after closing. Additional terms or qualifications will apply.

 

Tract 1: The Buyer of Tract 1 will receive a “Grazing Preference” from the BLM to the 2,603± acre, 170 AUMs, Peterson Draw BLM allotment.


Tract 5: The Buyer of Tract 5 will receive a “Grazing Preference” from the BLM to the 12,075± acre, 770 AUMs, Browns Draw BLM allotment.


Tract 8: Removed from the auction.


Tract 10: The Buyer of Tract 10 will receive a “Grazing Preference” from the BLM of the Seller’s portion of the shared Lay Creek EU BLM allotment. The Tract 10 Buyer’s portion is estimated at 105± acres, 34 AUMs.


Tract 11: The Buyer of Tract 11 will receive a “Grazing Preference” from the BLM of the Seller’s portion of the shared Lay Creek EU BLM allotment. The Tract 11 Buyer’s portion is estimated at 546± acres, 179 AUMs.


Tract 12: The Buyer of Tract 12 will receive a “Preferred Status” to obtain the Grazing Lease from the State of Colorado to the adjacent 639± acre section.

Summary of Terms:

-         10% earnest money deposit of the purchase price will be due immediately from all successful bidders.

-         A 5% buyer’s premium will be added to the high bid to determine the total purchase price.
