Swimming pools and spas are well and good (and standard at million-dollar price points), but for some, the ultimate luxury goes a step beyond—to private ponds, lakes, waterfalls, and even full-fledged rivers that flow right outside their door.

Having exclusive access to natural bodies of water is the province of owners of large tracts of land. Such legacy properties are hard to come by: Traditionally, they are passed down from generation to generation, their rarity making them even more prized. Listing agent Carlos Ordoñez of Hall and Hall likens the river to a spring creek, and says it’s “not uncommon to catch cutthroat and rainbow trout in the 20-inch range.”
