General Description
The Philpot Ranch varies in topography from nearly flat irrigated ground to rolling sandhills. The irrigated pivot covers 184± acres and currently has 110 acres of alfalfa, and the balance was corn in 2020. Bumper crop corn and alfalfa is very common in the area, and this ranch is no exception to that. There are remaining acres that could be developed for more irrigation as well. A well-established living shelterbelt provides wildlife habitat and winter storm protection for livestock. The living shelterbelt has a well-diversified species of trees includes cedar, pine, cottonwood, ash, and numerous others. The ranch is separated into five pastures, and fences are very well maintained with an excellent water supply for livestock. The native sandhills range is just as it was when early settlers discovered the bountiful area. US Highway 83 abuts the property along the entire west property line for great access. Everything on the ranch exudes strong pride in ownership and has been very well cared for. The owner would entertain a leaseback option on the ranch also.
