A convergence of forces – medical, social, cultural, political, financial, and climatic – fueled the market.

Arthur M. Blank’s AMB West Holding Company today announced the acquisition of approximately 6,300 acres of deeded and leased land in Montana’s Paradise Valley, just north of the world-famous Yellowstone National Park.
Heralded as the largest ranch deal in Montana in both size and price, the Beaverhead Ranch represents far more than a transaction. In assuming ownership, Mr. Murdoch finds himself as the steward of not only an iconic property, he becomes a voice in the future of agriculture in the U.S.
The tiny house craze is alive and well and this petite abode is the ultimate retreat. The low-impact, landscape-friendly rustic home just hit the market for $3.75 million. Located in east central Idaho’s upper Little Lost River Valley, the home is surrounded by the peaks of the Lemhi and Lost River ranges. Boasting wide open views and not another residential structure in sight, the majesty of this “Old West” landscape is breathtaking.
The Seven Lakes Ranch east of Meeker and the Piedra Valley Ranch north of Pagosa Springs, two of the largest landholdings available for sale in Colorado this year, have traded hands. Greg Norman, an Australian entrepreneur and a top-ranking professional golfer in the 80s and early 90s, sold the Seven Lakes Ranch to JK Land Holdings LLC, which is owned by Chuck Kuhn and his family.
A more than 9,600-acre Colorado ranch with a sprawling owner’s residence sold last week for $33.9 million, one of the state’s biggest deals so far this year. Located near Pagosa Springs, about 275 miles southwest of Denver, the property features miles of pristine land, replete with creeks, lakes, trees and wildlife such as elk and deer.
A Kansas Ranch with Space to Roam. The Wagstaff Ranch, known as a legacy Flint Hills ranch less than two hours from Kansas City, is now being offered for sale after being owned by the same family since 1960. Comprised of 4,053± rolling acres of nature’s most prolific native tallgrasses, with hardwood trees in deep draws, some of which have large spring-fed lakes and ponds.
If it feels like more and more people are moving to Texas, that's because, well, they are. From 2010 to 2019, the population of Texas swelled by around 3.8 million inhabitants. That leads to a total of about 29 million residents — more than the entire population of Australia. Texas has had a growing population over the past decade as more people are moving in than out in some metro areas.
Occasionally, we have the honor to represent a true, “one of a kind” ranch. This year, we closed on the sale of Livermore Ranch, 4,772± deeded acres in the Davis Mountains of west Texas. Offering high desert grasslands, deep box canyons, mountain summits, Livermore is considered by many as one of the “last of the great places” in the region, if not the American West.
In 2020, the Koch family listed for sale significant components of their ranching operations. In Kansas, the family’s 10,793-acre Spring Creek Ranch in the heart of the Kansas Flint Hills is listed with John Wildin of Hall and Hall for $23 million. Both ranches have been meticulously cared for and have benefitted from best-in-class management.
