1931 Legacy Ranch is located 75 miles southeast of Oklahoma City near Ada, Oklahoma. The ranch comprises 867± deeded acres south of the Canadian River Valley of east-central Oklahoma. The property is accessed by all-weather paved county roads and developed with a modest remodeled three-bedroom, two-bathroom brick ranch house. The home is positioned centrally overlooking most of the ranch and is suitable for a homestead or could be utilized for secondary housing. The well-maintained improvements include six artesian water wells, livestock scales, an equipment shed, load out chutes, hydraulic squeeze chute, sorting pens and frost-free waterers in every trap, large walk-in cooler, processing office, covered hay barn, cross fencing with alleys and feed bunks, two overhead feed bins, and a pole barn for covered parking. The entire perimeter is fenced, and multiple cross-fences partition the ranch into different pastures navigated by alleys for rotating livestock.
Significant water features include artesian water wells, frontage on two creeks, and multiple ponds. The fertile bottomland provides soils ranging from class two soils with great diversity for growing hay, crops, and native grasses. Currently, the property does not maintain any cultivated ground, it is being utilized as a working cattle ranch with rotational grazing and some improved pastures. Stocking rate is approximately 1 animal unit per 5 acres. Domestic water is provided by 2 rural water meters to the house and barns, and a series of artesian water wells provide water equally distributed across the ranch.
There is heavy cover along the creeks and several breaks of mature timber protruding into pastures that provide winter protection for the livestock and wildlife in most every pasture. These areas provide good habitat and support a good population of whitetail deer, turkey, dove, duck, and geese. No reservations are being made on minerals or wind rights. Seller believes they own a portion of the minerals that will convey with the sale. The seller-owned farm equipment is not included in the sale of the ranch but may be negotiable with a separate purchase agreement.
