Willow Springs Ranch consists of 330± acres situated in the west central portion of Brown County just south of the small town of Bangs and only ten minutes from Brownwood. San Angelo is located one hour and 20 minutes away, and DFW is around two and a half hours away. With strong agricultural opportunities and stunning views of mature oaks, hardwoods, and bull mesquite, the ranch is perfect for both cattlemen or weekenders alike. The ranch is ideal for a yearling operation with approximately 113 acres of cultivated land, and three stock tanks and two wet weather creeks provide sufficient surface water for livestock. There is also co-op water available at the road. A newer set of welded pipe corrals are located adjacent to the cultivated fields, tied into the cross fences and accessed from the double gates at the county road. There is also a set of Rice-Lake livestock scales and a portable squeeze chute that may be purchased separately from the land. Ideally designed to rotate, work, sort, and ship cattle efficiently with easy access along the well-maintained county gravel road for semi-trailer trucks to get in and out in most weather conditions. There is an older corrugated barn that could be rehabilitated or salvaged if desired, or there are plenty of optimal sites for a new barn or facilities. Fencing and cross-fencing is in good condition across the ranch. For the wildlife enthusiasts, there are healthy populations of whitetail deer, hogs, turkey, dove, and ducks thanks to the wide variety of native browse, good surface water, and large wheat field. Willow Springs Ranch offers a great location, quality components for a strong cattle operation, and plenty of opportunities for recreation for friends and family.
