General Description
The simplest access to the ranch is off Interstate 90, which lies immediately to the south of the ranch. After exiting at Columbus one turns north and almost immediately enters the ranch. The ranch consists of a series of steep to rolling coulees that are linked by grassy hills and some flatter areas that lend themselves to dryland farming. These drainages open into the valley floor of the Yellowstone River. The total elevation change on the ranch is around 650 feet. It is attractive country with a pleasing mixture of open range, foothills and more dramatic breaks. There are many places on the ranch where distant views of the Beartooths and the Crazy Mountains would make for a dramatic homesite.

The Silver Sage Ranch is located immediately north of the city limits of Columbus, Montana in the "breaks" that form the Yellowstone River Valley. It lies just over 40 miles from Billings, Montana, which is Montana's largest city. Billings offers full commercial air service by multiple national and international carriers. Edwards Jet Center at Billings Logan International Airport also offers a complete fixed-base operation catering to private jet owners.Columbus, the county seat of Stillwater County also has a paved strip which will accommodate smaller private aircraft.
Locale
The area around Columbus includes a mixture of smaller ranches and some residential development. It is a nice area in which to ranch because Columbus retains its small town atmosphere with a full complement of services, offering a small town contrast to the big city feel of Billings. In fact, many people who work in Billings prefer to live in Columbus and make the commute in. Billings, with its extensive livestock and grain markets and additional services including a regional medical center, is an easy drive down the road. Columbus also offers an attractive year-round climate, but the towering Beartooth Mountains, where the weather is more extreme, are just a short drive to the south. They provide extensive recreation in the form of fishing, skiing, snowmobiling, etc.

The Silver Sage Ranch is currently best suited to be leased out to an area operator for grazing and farming. The property is currently leased out in this manner through October 1, 2011. This allows an investor to hold this land as a long-term investment at a modest cost.If one were to purchase the ranch with the idea of making one�s home on one of many incredibly scenic sites, there are a variety of operational alternatives. One could run a small cow/calf operation by purchasing any extra winter feed from one of the many farms in the nearby Yellowstone Valley. The property would also be well-suited to buy calves during the winter months and then bring them onto the ranch to graze on a seasonal basis. The ranch is probably most well-suited for a horse operation of some kind as it includes thousands of acres of wonderful riding country and there is easy access to just about any type of equine activity that one could imagine within a 45-minute drive.
