Location

The Grant Ranch is located about five miles northeast of Jay, Oklahoma, in Delaware County. East 390 Road runs along portions of the south boundary, South 670 Road along a portion of the east boundary, and East 375 Road along portions of the north boundary. The ranch lies in the northeastern quadrant of Oklahoma, often referred to as “Green Country” because of its lush foliage and rolling hills, accented by the many outdoor recreational opportunities. The Green Country region is a water sport enthusiast’s paradise, dotted with large lakes, including the magnificent nearby Grand Lake. Grove, the principal marketing center for the area, is approximately 90 miles northeast of Tulsa. Jay serves as the Delaware County seat. Delaware County has an estimated population of over 40,000, with agriculture, primarily beef cattle, as the area's principal economic base.

Climate

Delaware County experiences a humid, four-season climate typical of the region, warm to hot summers and generally mild winters with rainfall averaging annually at or above 40 inches. Elevation runs from around 1,104 feet Above Sea Level (ASL) down to around 947 feet ASL.

History

The current owners, Ryan and Lacy Grant, assembled the ranch through three purchases, beginning with the original 1,258± acres in October 2017, followed by an adjoining 290±-acre tract in October 2022 and a final 32±-acre tract in April 2023, bringing the property to its current 1,580± acres. There are no leases on the property.

Of the ranch's 1,580± acres, 860± acres (54%) are improved, tillable pasture consisting mostly of Bermuda grass, with some additional native species, all on level to moderately rolling ground (Class III soils). 720± acres (46%) are timbered pasture in native scrub oak on Class IV and VIII soils, providing seasonal grazing and summer shade. Approximately 400± acres of the original timbered pasture have been cleared over the past several years at an estimated cost of $400,000.

The ranch is cross-fenced into the various pastures and traps with approximately six miles of interior barbed-wire fencing and 11± miles of interior gravel roads, with 35 cattle guards.

Improvements

The headquarters is improved with a 32,000± square foot receiving barn (built 2022) with a fully finished 1,680± square foot veterinary clinic under roof — including a kitchen/conference room, office/reception area, lab and utility room, and two- and three-piece washrooms — plus a hydraulic chute and alleyway, livestock scales and a dual load-out. A 4,800± square foot commodity barn (built 2022) is located next to the receiving pens.

North of the headquarters by about half a mile and nestled within a lower meadow is the 1,411± square foot owner's cabin, a recently remodeled three-bedroom, one-bath frame home. Next to this cabin is a 1,800± square foot shop with living quarters (built 2016), an attached 600± square foot machine shed and a finished kitchenette, bathroom and loft. Nearby is a 2,790± square foot barn with pipe stalls, which has an attached 1,400± square foot shed. The ranch also has two overhead feed bins.

Water Resources

Water is distributed across the ranch with 28 ponds (mostly spring-fed), two spring-fed creeks, and six water wells (three currently in use). Twelve frost-free/tire automatic watering systems are located throughout the headquarters. Propane, standard rural electric service and septic systems support two separate sets of utilities on the north and south sides of the headquarters.

Taxes

Current assessed values are $22,388 for land and $35,180 for improvements ($57,568 total), with total annual taxes of $5,076.33. The ranch's newer improvements are not yet reflected in the county assessment, which may increase future tax liability.
